Help setting up a simple terminal session to an SE/30

Looking to get some simple instructions on setting up a serial terminal connection between my PC and my SE/30. I can't seem to get it to work at the moment, so I'm sure there's either something I'm overlooking, or I've got some faulty cables. 

I've got a mini DIN 8 to DB9 connector, hooked that up to a variety of different connections to test-

-a DB9 to DB9, then into a DB9 to USB

-directly into the DB9 to USB

-some combination above, but also including a null modem adapter. 

The closest I can get to a sign of life is with realterm. the debug lights show that the ring indicator going off anytime I hit a key on the Mac. I'm using ZTerm on the Mac side. 

At this point I'm suspicious of the mini DIN 8 to DB9 connector I have, but no way to test it. 

Is this a fine setup? How is it normally done?

Usually I think people use USB adapters? Not sure, I haven't done this...

Well your doing it right I think, it's just... not working... Again, I haven't done this so wait for someone else
